Away from home for the winter. Family checking our home found the problem, needed a new boiler. I would suggest comparing the 3 choices of boilers recommended. I just bought the top rated and didn't realize it didn't come with the pump as pictured. I probably would have taken the most popular second choice. Also, the relief valve was no good on my boiler so I had to purchase a new one. Otherwise it works great and was easy to install.

I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.

Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase.
