Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.
