It works good except mine started leaking all over the floor inside of 2 yrs and now my contractor says he hasn't heard from the dealer for the warranty. No drain in on the unit so I can't just move it out of my basement.

After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise. I ordered 5 of these mats to heat a sunroom of ~10'x12' size with a standard osb subfloor and tile floor. The mats were delivered quickly and appear very robust in construction. Ample instructions on how to install are included and the installation is proceeding quickly with no issues.
