I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.

OK, first thing to do is to consider the space, (including walls and doors) you are trying to condition. Envision the air flow between where the air will eventually come in and where it will be exhausted once you install the ductwork. Contractor grade fan got noisy within 2 years and progressively got worse. It was above a bedroom and became so loud it interfered with sleep. This fan is in same location and you have to open attic door to see if it is running. Time will tell if it was worth the price but initially it is a good investment.
