I would like to be able to give a good report, but the truth is during just the second winter I used this product it stopped working. I tried to relight it but as soon as I let of the pilot button the pilot goes out. I removed the thermocouple which senses the pilot flame and locks the gas valve on so the thermostat can control the burner. I was told if you sand it off it can restore its function. I ordered 5 of these mats to heat a sunroom of ~10'x12' size with a standard osb subfloor and tile floor. The mats were delivered quickly and appear very robust in construction. Ample instructions on how to install are included and the installation is proceeding quickly with no issues.

I'm very pleased with how easy the installation was and the domestic hot water is fast and plentiful. I am amazed as to how quick the boiler heats and circulates the water through the system, I am curious to see how efficient it will be come winter.
