Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely.
