Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. The installation went as smooth as glass. The contractor was done in one day with my help. I am using this system to cool my garage (20 x 20 x 9) in FL. The system both indoor and outdoor units are unbelievably quite. The system is not cheap. However, you are getting a very high quality product worth every penny. On a 98/98 degree/humidity day the garage was cooled to 72 in about 90 minutes.
