Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. This Burnham is very quiet. No power vent. I only had to build a 12" height extension platform for the furnace to sit on. The wiring, plumbing, and electrical was an easy hook up! It started right up and has performed flawlessly ever since!
