I had this furnace installed in a manufactured home aka trailer home in the fall of 2015. It has performed well so far. My main complaint is the noise level. Considering that this type of home does not have a basement so the furnace is in the living space with you, it should have been designed to be quieter. 80 decibels is like having an alarm clock run for the duration of the cycle. Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise. Even if the motor was replaced under warranty, it would still be the same noisy motor. If you want to be able to talk in the vicinity... more

I have used these before on a 2nd floor. Really was looking for something to put tile on rather than a mortar base. These are great, east to cut, easy to put down fabric and then tile using unmodified thinset. It's been several years and still looks good, water drains well.
