Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.

The heater was ordered on a Friday and I could have gotten it on Wed but I could not have anybody here to receive it till Friday. It arrived on Friday morning just as I finished taking out the old furnace. I had it up and running by Monday, I tried to get the new one as close as possible as the old one in output and so I only got the single stage. This is an excellent panel, although quite heavy - make sure you have something to hang it on. Effortlessly heats our large bathroom with huge windows, in a house located in the Rockies at 8,585 ft elevation (very cold winter nights!).
