I have used these before on a 2nd floor. Really was looking for something to put tile on rather than a mortar base. These are great, east to cut, easy to put down fabric and then tile using unmodified thinset. It's been several years and still looks good, water drains well.

I have 2 of the 30,000 btu units and one 75,000 btu unit. I couldn't be happier with their performance and reliability. I went with these over the competition because of the compact design and the quality that they are built with. The Reznor brand may cost more but I have dealt with other heaters that have failed and caused pipes in the garage to freeze. Now I can leave for days at a time without thinking twice about what's going on back at home in sub zero temps.

The first one I bought was for my Business to handle Domestic Hot-water (via Heat exchange and snow melt operations) Units has been up and running for 2 years with short run cycles from 7-15 Mins.... (not a good thing) but it has held up like a champ. we use 160f water for our low temp dishwasher. Then a heat another Heat exchanger for the Snow melt system. I recommend that you speak to a phone rep before placing your order. I didn't and fell into a sticky situation. In order to secure the full 15 year warranty om the product, you must check the cable for leakage to ground through the insulation of the wires. Leakage will cause the GFCI in the circuit to shut the heating cable off and render it useless. You must use a megaohmeter capable of sending a 1000 Volt pulse through the wire and capable of reading a 1000 megaohm result. These meters,if... more
