I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.

Very nice furnace, works great. I used all metal duct work in a cool basement. You lose a lot of heat just warming the duct work. You may want to use the insulated variety as it will not lose as much heat prior to reaching its final destination. I really don't care because I want some heat in my basement anyway. Also, you may want to move to a higher btu level to resolve this issue. If I had to do over, I would have gone with an 80,000 btu instead of the 60,000. All in all, it still gets the... more
